After the 2013 Calgary flood, the Province acquired properties along the Elbow River as part of a flood mitigation strategy. With significant flood protection infrastructure now operational, select parcels are being returned to private ownership.


SR1 is a major flood mitigation project designed to reduce flood risk along the Elbow River. Working together with the Glenmore Reservoir and other flood protection measures, Calgary's overall flood risk has been significantly reduced since 2013. 


Insurance availability and coverage levels vary by provider and property. Buyers are encouraged to consult directly with their insurance advisor before submitting an offer. 


Yes. Development may be subject to flood-related design requirements, municipal regulations, and parcel-specific considerations. Buyers should complete their own due diligence with the City of Calgary and qualified professionals prior to development. 


Offers must be submitted using the Province of Alberta's designated purchase contract. Buyers represented by a REALTOR® can access the required documents through MLS®. Unrepresented buyers may contact the listing team directly to obtain a purchase package.
